Garage Door Balance Adjustment

Since the new insulated panels went in, the door feels like a different animal. It closes with a thud, the opener labours where it used to hum, and lifting it by hand takes a proper heave rather than a fingertip.

In plain words

The whole service is built around one simple test that door manufacturers and safety bodies describe the same way. With the opener released, the door is lifted by hand to roughly a metre off the floor and let go. A balanced door stays where it is. One that drifts upward is carrying too much spring tension; one that sinks is carrying too little. The technician reads that behaviour at several heights, checks the door is level across its width, and then adjusts the counterbalance a quarter turn at a time, testing to the manufacturer's specified height and tolerance, until the door meets that standard and moves smoothly.

Sound familiar?Erin Mills

The call
Someone replaced the springs a while back and the door has bounced at the top ever since. It slams open against the stops, then creeps down a few inches, and the opener trolley rattles because the door is pushing where it should be resting.

How the visit goes

  1. Scene 1

Talking through what you have noticed

Your own observations complete the picture, because you have watched this door every day and the technician has watched it for ten minutes. When did the heaviness start, gradually or all at once? Is it worse on frosty mornings and easier by afternoon? Has anyone worked on the springs, changed the opener or added panels? Does it reverse at a particular point, and did that begin after the last power cut or a bump from the car? Each answer narrows the cause, and together they decide whether the day's work is a straightforward tension adjustment, a cable reset, some friction to remove, or a conversation about springs that have done their years.

  2. Scene 2

Proving the result with the safety tests

The visit is finished only when the standard tests pass. The technician places a piece of two-by-four flat on the floor in the door's path and closes it with the wall button; the door must strike the wood and return to fully open. Then, with the door closing again, an object is passed through the photo-eye beam, and the door must reverse. Finally the door is released once more and the hand test repeated so you can see it hold at knee height, at waist height and fully open. These are the same checks the door industry's own maintenance checklist uses, and you are welcome to watch each one.

  3. Scene 3

The seasonal hand test you can do yourself

You can repeat the balance test any time without touching a spring. With the door closed, pull the manual release cord so the trolley disconnects, lift the door by a handle or a safe gripping point to about a metre, and let go gently. A balanced door stays roughly where you leave it; one that creeps up or sinks has drifted and is worth a call before it becomes heavy work for the opener. Reconnect the opener as its manual describes, usually by running it once. Doing this at the start of each season, when the temperature changes, is the simplest way to catch a change early.

What shapes the quoteErin Mills Garage Door Experts

Corroded or seized fasteners
Set screws and cone screws that have rusted solid take time to free, and badly corroded hardware is replaced rather than reused, which shows in the parts list.
Cold-weather visits
In a cold snap, a frozen bottom seal or stiff hardware has to be freed and warmed before balance can be judged honestly, and a winter call is quoted with that in mind.
Whether a second person is needed to support the door
A heavier double door or one already sitting unevenly is sometimes safer to adjust with a second person steadying it while the springs are reset. That extra pair of hands is called in once the technician sees how the door is behaving on site.

Answers in plain language

Can the opener's force setting be turned up instead of adjusting the springs?

The opener is built to move a balanced door, and its force limit is what makes it stop and reverse on contact. Raising that limit to lift a heavy door pushes the safety behaviour out of its intended range and works the motor and gears hard. The sound order is to balance the door first, then set the opener to suit it. Both are done in the same visit.

Why is one side of my door higher than the other?

Each corner hangs on its own cable, and if one cable has slipped on its drum, stretched or been wound with a different number of wraps, that corner sits at a different height. On extension doors, one spring stretched more than its partner does the same. The cables or hooks are reset so the door is level, then the tension is set. A level door also stops binding in its track.

I am getting a new opener. Should the door be balanced first?

Yes, and installers will usually insist on it. A new opener is set up against the door it meets on the day, so its travel and force settings are only right if the door is already balanced. Fitting a new motor to a heavy door shortens the motor's life and puts the safety reversal out of range. Balancing first means the new opener starts life doing the light work it was designed for.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 38 in 100 homes · mixed ages
  • About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.Mixed neighbourhoods often include renovated older houses with a new facade and a garage door that no longer suits it. Choosing a door that ties the renovation together, then installing it plumb and balanced in an older opening, is work we do regularly and enjoy.
  • Single-detached houses make up about 37% of homes in Mississauga (2021 Census). In denser housing the garage door is frequently the main entrance to the home and sits close to the living space, so a door that closes fully and locks properly matters for security. We check the closing force, the lock and the opener's stored codes on every visit.
