2021 census: what it means at the door

Every square is one home in a hundred.

  • 38 in 100 homes · mixed ages
  • About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.A blend of older and newer homes usually means a blend of expectations too: keeping an original door running as long as sensible, or bringing a builder-grade door up to a quieter standard. Both are worthwhile, and the choice is explained at the door with the options side by side.
  • Single-detached houses make up about 37% of homes in Mississauga (2021 Census).Townhouse and condo owners often share responsibility for the door with a board or property manager, so we provide a clear written report after each visit: what was found, what was replaced and what is likely to need attention next, ready to pass along.

Struts, brackets, hinges and bearings do not lift the door, but they keep the lifting hardware working in a straight line. When they bend or wear, springs and cables suffer. We include them in every hardware assessment.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

Nothing broke outright, but the door has grown heavier each winter, opens more slowly and squeals as it moves. The springs on an older door have lost tension and the coils show pitting, so the system is asking for attention before it fails.

  3. Part 3The cables

    Garage Door Cable Replacement

There was a sharp crack from the garage, and when you went to look the door had dropped on one side and jammed. A length of cable lies coiled on the floor by the bottom roller.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Halfway up, the door hesitates and the opener strains before it carries on. Pulled by hand with the opener released, you feel the same catch at the same height, as if a wheel is dragging instead of turning.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door stops partway up for no reason, or opens fine and then refuses the next time. Some days the keypad works and some days it does not.

Garage Door Safety Inspection. On bright afternoons the door goes down a metre, stops, and climbs back up while the light on the opener blinks.

Answers in plain language

What information or photos help before the visit?

A photograph of the whole door from outside, a close-up of the damaged section, a picture of the manufacturer's label if you can find it, and a shot of the inside of the door showing the hinges, tracks and springs. Add the door's approximate width and height, whether it is insulated, its colour and panel style, and how the damage happened. That set often lets the technician confirm availability before arriving.

Does new weatherstrip make the door any quieter when it opens and closes?

A little, though it is not the main reason to do it. A fresh bottom seal cushions the door's contact with the floor, and snug side and top seals stop the panel rattling against loose or worn stops. Most of the noise people notice from a garage door comes from rollers, hinges and the opener chain or belt rather than the seals, so a technician checking the weatherstrip will usually point out those parts too if they are the louder culprit.

Can a bent garage door track be straightened, or does it need replacing?

Both happen, and the damage decides. A shallow dent in the vertical run away from the curve is usually dressed back to shape with track pliers or a block, and a channel that has spread can be squeezed closed. A kink, a crack, a bend in the curved piece or steel thinned by rust is replaced with a matching section, because a hard spot in the roller path keeps catching however carefully it is worked.

Is cable work different on a door with extension springs?

The idea is the same and the route is different. Instead of winding onto a drum, the cable runs from the bottom bracket up over a pulley at the front of the track, back over a pulley on the spring, and to an adjusting clip. The technician relaxes the springs by opening and clamping the door, replaces worn pulleys along with the cable, sets both clips the same, and confirms a containment cable runs through each spring.
