Springs Openers Doors

Garage Doors in Erindale WoodlandsOriginal door.
Still worth keeping.

Plenty of houses in Erindale Woodlands still open the wood or early steel door they were built with, often on extension springs. Those doors deserve a technician who knows them: how to true a sagging section, add safety cables, replace worn pulleys, and bring the hardware up to date without losing the look of the house.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 38 in 100 homes · mixed ages
  • About 38% of homes in Mississauga were built in 1980 or earlier, according to the 2021 Census.A neighbourhood with homes from several decades means a technician meets both generations of garage door in a single day: extension-spring wood doors next to steel sectionals on torsion hardware. The van carries parts for both so either kind of door is repaired on the first visit.
  • Single-detached houses make up about 37% of homes in Mississauga (2021 Census).Apartment and condo buildings often have a single heavy door protecting the whole parking level, and when it stops, everyone is affected. We prioritise these calls, carry commercial operator parts, and set up a maintenance interval matched to the number of cycles the door sees each day.

Garage-door opener on the ceiling with a bent black arm to a paneled door, a red release cord and a stepladder. — Erindale Woodlands
The call
You moved in three months ago. The door works, but nobody can say how old the springs are, when anyone last looked at it, or whether the little sensors by the floor have ever been tested.

Garage Door Tune-Up

The call
Twice this week the door started closing, stopped a metre from the floor and reopened on its own. One of the little sensor lights near the floor blinks instead of glowing steady, and the wall button has to be held to close it.

The call
The gap under the door is a finger wide at one end and nothing at the other. The door itself looks straight, but the floor drops away toward the corner where the slab has settled, and drafts pour through the wedge.

Struts, brackets, hinges and bearings do not lift the door, but they keep the lifting hardware working in a straight line. When they bend or wear, springs and cables suffer. We include them in every hardware assessment.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

Nothing broke outright, but the door has grown heavier each winter, opens more slowly and squeals as it moves. The springs on an older door have lost tension and the coils show pitting, so the system is asking for attention before it fails.

  3. Part 3The cables

    Garage Door Cable Replacement

There was a sharp crack from the garage, and when you went to look the door had dropped on one side and jammed. A length of cable lies coiled on the floor by the bottom roller.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Halfway up, the door hesitates and the opener strains before it carries on. Pulled by hand with the opener released, you feel the same catch at the same height, as if a wheel is dragging instead of turning.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The door stops partway up for no reason, or opens fine and then refuses the next time. Some days the keypad works and some days it does not.

Garage Door Safety Inspection. On bright afternoons the door goes down a metre, stops, and climbs back up while the light on the opener blinks.

Answers in plain language

My opener is old and has no photo eyes. Can it still be inspected?

Yes. Older openers rely on contact reversal alone, so the board test carries more weight and is run carefully against the maker's procedure, along with the manual balance check, the force setting and the release. The report records what the opener has and how it performed. An opener built before photo eyes became standard is flagged for replacement in the report, since makers recommend moving off that generation of opener rather than treating photo eyes as a nice-to-have.

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.

Does a wood garage door use the same kind of seal?

Usually not. Wood doors most often carry a flat or angled strip of vinyl or rubber nailed directly to the bottom rail, rather than a profile that slides into a retainer. Replacement means removing the old strip and nails, checking the rail for soft or cupped wood, and fastening a new strip so its lip angles outward and meets the floor along the full width. A retainer can be added to a sound rail if you prefer a channel seal.

Can worn rollers make the door come off its track?

Yes, and it is one of the main reasons to replace them before they fail. A wheel worn oval, a bent stem, or a short stem sitting loose in a double hinge lets a section drift until the wheel climbs onto the track lip; from there a bump or a gust can carry it out entirely. A door hanging crooked is a far larger repair than a set of rollers. Fresh, correctly sized rollers seated in a squared track are what keep the door where it belongs.
